Senior Director, Engineering JLL Bangalore, India Job Posted : Feb 25th, 2025 Job Description To achieve excellence in preventive maintenance programs at site with highest standards and ensure energy conservation practices. Assist the FM team in managing M&E scope of the projects to ensure the quality and deliverables with in the stipulated time. Assist in providing comprehensive facility, contract and procurement management for technical services to the client. Contribute to achieving financial and other targets established by the account. Achieve Key Performance Indicators and service level agreements targets. Deliverable Role/Responsibilities:- Establish Engineering & Operational Procedures and roll out the same for site staff Create CEWA documents for all equipment and Account site. Plan and manage the budgets for Engineering & Operational contracts; Establish contacts with local authorities on the facility related issues and maintain the relationship. Responsible for all legal & authorities related compliances pertaining to facility & engineering systems; Review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations; Plan & take responsibility for smooth operations of all Mechanical, Electrical, Plumbing installations and Civil works pertaining to the facility Support the facilities team in preparing the planned preventive maintenance schedules. Support the facilities team in preparing the commercial terms and conditions as applicable to plant and equipment service providers. Monitor & evaluate M&E vendor for services, statutory compliance. Support the facility manager in developing the standard operating procedures manuals. Provide specialist advice to the technical team as and when required. Carry out Technical Audits for all installations at periodical intervals Review stock levels of the required inventory of spares on site. Analyze call outs to understand trends; undertake strategic initiatives to minimize the same. Support the facility manager in preparing the contingency plan to deal with emergencies. Advise the facility manager in preparing the future maintenance budgets. Identify and implement energy conversation initiatives. Support the facility manager in preparing the management reports. Review of trend analysis to identify areas of service improvement. Conduct performance assessment of technical vendors. Support the facility manager in identifying training needs of the technical team. Responsible for preparation of critical spares list for all installations as per manufacturer’s recommendations and plan for the inventory where the maintenance is carried out with in-house teams. Implement and oversee the pre-emptive maintenance programme to reduce the risk of sudden failures of critical equipment’s. To review the maintenance /service practices of M&E contracts to deliver quality work practices in line with the manufacturer recommendations. Responsible for ensuring landlord’s compliance on availability of all statutory obligations such as CEIG, Fire, Lift, Explosives and stability certificate Responsible for setting up the maintenance contracts to ensure the risk mitigation to the Client operations Ensure Contractors follow the house rules at all times and the projects are handled with minimum inconvenience to the client. To ensure E&M operational SLA reports are prepared as per the specified time and sent across. Reporting:- Responsible for weekly & monthly reports on M & E, covering the maintenance contracts, spare parts consumption, Incident reports, Improvement projects etc.; Energy management, saving opportunities, risk management & engineering systems audits Support in activities related to Project and lead in Liasoning with PDS Team Responsible for implementing process and support in site commissioning Support client and Facility Manager in site transition. To apply you need to have:- Education and experience:- Tertiary qualifications in either Electrical/Mechanical/Civil Engineering essential Excellent people skills and ability to interact with a wide range of client staff and demands; Demonstrated experience with tendering and service improvement initiatives required; Knowledge of Occupational Safety requirements; Knowledge and experience in Projects and Site Transition Strong PC literacy and proven ability to manage daily activities using various systems; Demonstrated experience with continuous improvement initiatives highly desirable; Demonstrated experience with client reporting and preparation of reports required. Complete knowledge of office electrical / ups circuit. Air-conditioning / AHU, D.G Set operation, layouts. Ability to trouble shoot.
